If there is past due charges on the property I am purchasing, what do I do?

Read Article VIII, Section 1 of the CCRs and Article II, Sections 5-6 of the By-laws. You are purchasing a property that has debt attached to it. The amount due does not disappear when ownership changes. Membership is instated when all past due amounts are paid in full. Please do your due diligence during the real estate discovery period and make sure the previous owner discloses the debt, which is a lien against the property on the Sky Meadows Ranch books. You may also ask the Sky Meadows Ranch Treasurer or Secretary what the status is on the property if you are unable to contact the previous owner but the actual amount owed will only be disclosed to closing/escrow agent. We will tell you whether the member of the lot is currently in good standing from a financial side.

Properties that sell without going through an escrow/closing company or who use a company that does not request the amounts due at closing from the secretary, may have past due charges that are not resolved at time of transfer.
